When it comes to a metal roofing system, there are several options to choose from. When you live on the coast, the options matter even more.
Did you know, that on a standard Ga panel metal galvalume roofing system, you have to be at least 500 yards away from salt water to have any warranty?
Did you know that a standard screw down galvalume metal roof has only a 25 year warranty? But a painted one can have 40 years?
But, both of these roofing systems are installed with screws from the top, which seal the metal screw to the panel with rubber seals. In coastal Georgia, the Salt air and the constant temperature swings cause the seal to crack over time. That being said, even though you have a 25-40 year warranty on your metal panels, we recomend replacing these screws every 10-15 years to ensure no water is running down the screws into the wood of your house.
Don't want to replace screws?
There is also a hidden fastener system, where hooks are screwed into the roof first over a self sealing leak barrier, and the metal is crimped to one another with special tools onto these hooks. These Standing seam systems can have warranties for over 50 years, and we've seen some 100+ years old never having to replace a screw.
What if you want metal but don't want a traditional metal look? You can opt for metal shingles, or stamped metal. These are typically steel or aluminum shaped and either painted or coated to look like slate, Spanish tile, or shingle roofing systems but still give you the over 50 year warranty of a premium metal roof.
There are many options, and depending on your needs and the geography of your home, one may be a much better option than the other.
