How we installed this roof to qualify for GAF's Unlimited wind warranty, and lifetime roofing system.
We installed this new GAF HDZ Lifetime roofing system on Oak Grove Island in Brunswick, Ga. What qualifies it for a lifetime roofing warranty?
We Start by tearing the previous roof off, and not just down to the felt, but down to the decking. We then inspect for water saturated wood. We replace anything that is, or rotted, and then install wood, following with new eave and rake edge. Once installed, we install new GAF Starter. This is required from GAF and many homeowners do not qualify for the warranty they are promised, because many roofers cut up 3-tab shingles for starters to save a few dollars. What they don't know is that they are voiding the warranty from GAF.
We then install GAF Storm Guard in the valleys. This is peel and stick underlament or ice and water shield that when punctured, will self seal in the heat, causing a self healing leak barrier in the areas most prone to leak.
We then install Premium Synthetic underlayment across the entire roof as an additional leak barrier past the shingles, and install GAF HDZ's in the homeowner's color of choice.
We 6 nail instead of 4 nail every shingle, so all of our client can qualify for an additional 15 year unlimited wind warranty from GAF. This is important. If your roofer only nails 4 nails in the shingle to save 50% on nails, you won't know it, but that warranty is now void.
After, we install new pipe boots and flashings. It's very important that these plastic pipe boots are replaced and not reused, as the plastic and rubber will crack in the salt air paired with heat we have on the coast. This pair causes these boots to dry rot, and you may have a perfect shingle roof but a leak due to a hairline crack in these pipe boots.
Now we're at the peaks of the roof. We install GAF Cobra ridge vent, and top withGAF Hip and Ridge Cap. This is another shortcut for roofers. Many will cut three tabs here to save another few hundred dollars. The issue is 3 tab shingles are only rated for 60-90 mph wind ratings, and hip and ridge is rated for 110-130 mph. What does that mean?
With the Hurricanes we often have, anything over 60-90 mph wind will literally "rip the top off" of your roof, and water can pour directly into your attic. This is also voids the warranty for this hip and ridge, all at the expense of the homeowners for the roofer to save a few hundred dollars. We don't do that.

We finalize by inspecting, we magnet roll, and clean up the property before departing.
